What's New?
For most of us, asking “what’s on your mind” is not tantamount to asking “what’s in your wallet,” but sure enough, both are important. So I am not going to ask what is in your wallet, but rather literally – “What is on your mind, and what challenges are you facing?” If it is real estate related (needing more room, scaling down, cleaning out, wondering if you can qualify for a loan, wondering what repair/remodel to do, how to get your house in shape for sale, etc.), that much better. Anyone out there expecting the great pumpkin to show up at their house? Well, we were, but I harvested all the pumpkins. Well, I wanted to clean up and got carried away. There were pumpkins of every shape and size imaginable in the garden. Large ones, small ones and we even had several that were shaped like a football (how did that happen?). And the coolest part of all? We did not plant one seed! Instead, last year after carving our pumpkins we put all the seeds and leftovers into the raised beds as compost. Never did we expect so many to pop up in the spring.
It’s scary out there this time of year! Graveyards are popping up all over Corvallis and in a few days, everything from SpongeBob Square Pants to one-eyed Pirates will come knocking at our door. Hey…that means candy. That’s a good thing! Each year I am never disappointed. No matter how many or how few show up, young or old, cute, funny or scary, I always enjoy the surprise (can’t say the same for the dog however) of a creative costume as they always exceed my expectations.
When it comes to selling your home, you too may have great expectations. Sometimes a buyer’s inspections will detect something previously unknown which may lead to the buyer pushing back with respect to the costs associated with this new discovery. Once in awhile, this leads to a re-negotiation of the sales price or a request from the buyer to have the sellers repair some damage. It’s not personal – it’s just business. And seller’s need to adjust their thinking that their beautiful, perfect home, may….well…..let’s just say that we need to find some middle ground here. The buyer’s initial offer typically factor in any known defects – but seller’s will have to be reasonable if the inspection unearths new findings.
I find that the best transactions involve compromise on both sides, and well-intentioned give and take. When both sides leave the table having reached a consensus on what is gained and what is given and what is truly important to them, you are more likely to have a very happy ending. A win-win scenario is what I always strive toward as it leads to a happy and successful transaction.

Van Melick (Prospect Mortgage) tells me, “As a licensed loan officer, I like my clients to know they are getting the best interest rate and closing cost charges available to them. One of the best measures of this is the Annual Percentage Rate, also known as the APR. It is a measure of the cost of credit, expressed as a yearly rate. It includes interest as well as other charges, including closing costs and discount points to get a lower interest rate. Because all lenders, by federal law, follow the same rules to ensure the accuracy of the annual percentage rate, it provides consumers with a good basis for comparing the cost of loans, including mortgage plans. APR is a higher rate than the simple interest of the mortgage, but your mortgage payment is based on your loan interest rate, not your APR.
